There is a strong correlation to why a strong and healthy real estate market has a positive effect on residential fence sales. Now, I can only speak for the North Shore and Greater Boston MA areas. Having been in the fence business since 1978, Malone Fence Company has been around long enough to experience the many peaks and valleys in the Real Estate market and knows the effect it has on residential fence sales.
What a difference a year makes
I’m not here to bore you with statistics on recent housing trends and studies on home mortgage rates and so on. I’ll leave that to the economists. I am basing my information on practical everyday information.
“We just purchased a home in Peabody MA and we have two dogs that we need to have fenced in.”
“My family and I are relocating to Swampscott MA and have young children. The house is located on a busy street and we need to fence the yard in to make it safe for them to play outside.”
“We recently purchased the home that we have been renting for three years, the property is located in Marblehead MA. Now that we own the home we are interested in having a wood picket fence or possibly a vinyl picket fence installed on the property line, and would like a free estimate.”
This might be my favorite. “Hello Mr. Malone , we are about to purchase a new home in Marblehead MA, we recently signed a contract to have a residential fence installed by your company at our current home in Beverly MA. We were wondering, if it’s not too late, if we could postpone the backyard fence in Beverly and use the down payment to have a wood privacy fence or perhaps new vinyl fence installation at the new house in Swampscott.”
These are real conversations with real people. These types of conversations were non-existent a year ago. The Boston area and the rest of the country, for that matter, was mired in a very slow, to say the least, real estate market. As a result of this poor real estate market many local fence contractors in Massachusetts were on the brink of extinction.
Families Relocating to MA
Families’ relocating to our area from out of state is another trend that we at Malone Fence Company in Salem MA have experienced. I have recently signed two deals with homeowners relocating to our area from California who were in need of having fences to insure the safety of their pets and children.
This type of long distance negotiation sometimes get tricky. In both cases I made site visits on my own without the benefit of the homeowner present with me and had to convey my thoughts and ideas through E-mail, and telephone conversations. We came up with plans on both of these properties and were eventually able to agree on solutions to their unique needs.
Chain link fence installations, wood fence installations, and vinyl fence installations, all pose different sets of circumstances and under the best conditions takes a skilled fence contractor to design and build. Adding the long distance element can really complicate things. Fortunately, we welcome the challenge and are excited at the prospects a healthy real estate market will continue to bring.
